Designed for ease of living and accessibility, its single-level layout ensures convenience and comfort for all ages. The house is presented in an immaculate condition, offered fully furnished with all essential appliances and fittings, requiring only the removal of some personal items by the current owners. This ‘turn-key’ readiness means the new occupants can settle in immediately, without the immediate burden of furnishing or fitting out their new home.

This generous allocation of space allows for flexible living arrangements and ample room for a family or guests. The sleeping quarters are particularly well-appointed, featuring three comfortable double bedrooms and an additional single bedroom, offering versatile accommodation options. Each bedroom provides a peaceful retreat, designed to maximize natural light and offer views of either the tranquil countryside or the village street. The house includes one well-maintained bathroom, equipped with all necessary fixtures and offering a functional and clean space for daily routines.

The Commercial Heart: A Licensed Public Bar Awaiting Revival
Attached to the residential dwelling, and forming the very essence of this property’s unique appeal, is a substantial 114-square-meter public licensed bar. This is not merely a space it is a fully operational, licensed establishment, ready for its next chapter. The 'licensed' status is a crucial advantage, meaning the complex and often lengthy process of obtaining a publican’s license is already complete, allowing for immediate business commencement upon transfer of ownership.
The bar itself embodies the quintessential charm of an Irish pub. One can envision a traditional counter, well-worn and inviting, serving as the focal point. The layout likely includes various seating areas – perhaps cozy snugs for intimate conversations, larger tables for groups, and comfortable stools at the bar – all designed to foster a convivial atmosphere. While specific details on internal fit-out are not provided, a traditional Irish pub would typically feature classic decor, perhaps including dark wood finishes, a fireplace, and memorabilia that tell a local story. The 114 sq/m footprint suggests ample space for a main bar area, customer restrooms, and potentially a small back-of-house area for storage or basic food preparation, depending on the vision of the new owner.
The potential for this bar is immense. It stands as a ready-made community hub, a place where locals can gather, share stories, and enjoy a pint. For an entrepreneurial owner, it represents a fantastic opportunity to tap into the vibrant local community of O’Callaghan’s Mills and the wider County Clare. Beyond local patronage, County Clare is a significant tourist destination, renowned for its natural beauty and traditional Irish culture. The bar could serve as an authentic Irish experience for visitors exploring the region, offering traditional music nights, themed events, or simply a warm welcome and a cold drink. The dual nature of the property allows for a lifestyle business, where the owner can live on-site, minimizing commute and maximizing convenience, truly integrating their life with their livelihood.
Investment and Lifestyle Potential
At an asking price of €389,000, this property represents a compelling investment opportunity. The value proposition lies not only in the spacious residential dwelling but, more significantly, in the attached, licensed public bar. For an aspiring entrepreneur, this is a chance to acquire a ready-made business without the initial capital outlay and regulatory hurdles of setting up a new licensed premises. The ability to live on-site offers unparalleled convenience, eliminating commute times and allowing for a seamless integration of work and home life.

Excellent Site For Sale With Planning Permission in Pallaskenry Limerick Ireland

Pallaskenry
County Limerick
Planning ref no 18/958
Property Details
Here we present an excellent plot of land in one of Irelands most sought after areas for development right now.
32400 m2 of land for development or 3.24 hectares.
This site has full planning permission for 30 houses +18 extra when these are finished all part of same site.
The site has its water and electricity.
Pallaskenry is a village in County Limerick, Ireland. Pallaskenry derives its name from Kenry Castle, nowadays known as Shanpallas Castle. It was one of the principal ancient castles of County Limerick.
About the Area
County Limerick sits in Ireland’s southwest. Beside the Shannon Estuary, the city of Limerick is home to the 13th-century King John’s Castle, on an island in the river. Nearby, the Hunt Museum displays a vast collection of art and antiquities in the old customs house. Southeast of here, archaeological sites like the Grange Stone Circle dot the countryside around Lough Gur, in the Ballyhoura Mountains.
A limerick is a five-line verse, either smart or silly, popularised by Edward Lear in the 19th century – but there’s nothing silly about County Limerick. It contains variety, humour and history all in the same place.
Limerick’s low-lying farmland is framed on its southern and eastern boundaries by swelling uplands and mountains. Limerick city is boisterously urban in contrast and has enough historic and cultural attractions for a day’s diversion. About 15km south of the city are the haunting archaeological sites around Lough Gur, while about the same distance southwest of the city is the cute thatched village of Adare.
Sitting at the mouth of the River Shannon, Limerick city is the third largest urban centre on the island. It’S also the hardest to pin down – it formed a bleak backdrop to Frank McCourt’s autobiography Angela’s Ashes, but nowadays it’s a revitalised city full of art galleries, slick new hotels and the legendary Thomond Park, the home of Munster’s passionate rugby union team.
One moment, you find yourself wandering through the Middle Ages at King John’s Castle. The next, you’re in the Milk Market, a rejuvenated bazaar of fresh, local produce that comes direct from the producer. You’Ll explore old Georgian townhouses, then sip cocktails in the glamorous Marcopolo. There’S no way to put Limerick in a box, and the locals wouldn’t have it any other way.
The Shannon Estuary takes you past the 18th century Curragh Chase Forest Park and House , before you come across a most unusual flying machine at Foynes. It’S not a boat, nor is it a plane – it’s actually a bit of both. The Foynes Flying Boat Museum features a full-scale Boeing 314 replica, complete with a purpose-built honeymoon suite. It’S a fitting tribute to the golden age of air travel, when a small port on the Shannon served as a mini 'Casablanca' for passengers like Jfk, Ernest Hemingway and Humphrey Bogart.
It’s also where Chef Joe Sheridan invented something very special back in 1943. On a dreadful night, the coffee shop welcomed a weary captain and passengers in – their flight to Newfoundland had been delayed. Joe was asked by the owner Brendan O’Regan to prepare something to warm their tired visitors. Joe served them a cup of coffee, with a surprise glug of whiskey added in – and in doing so, invented the Irish Coffee!
But coffee with a whiskey kick is not the only surprise in Limerick’s history. The Hunt Museum holds paintings by Renoir and Picasso, amongst other treasures. In picturesque Adare you can explore the magnificent 19th century Adare Manor, a luxurious 5-star hotel and golf resort – due to host the Ryder Cup in 2027. And at Lough Gur, you can’t throw out a picnic rug without hitting an ancient stone circle, hill fort or mass rock of some kind – this ancient lake has settlers dating back over 5,000 years, and to this day the wind sounds like their whispers…
Speaking of wind, you’ll have plenty of it at your back heading down from the Ballyhoura Mountains. When it comes to adventure sports, this part of the island is the New Zealand of the Northern Hemisphere, featuring 98km of mountain bike trails as one of the jewels in its crown. Further west, the Limerick Greenway (which follows the old Limerick to Kerry railway line) beckons for walkers and cyclists who want to explore the lush landscape, dotted with restored Victorian-era stations, ancient castles and historic abbeys.

Gardens
The garden is truly an enchanted haven.
Beautiful mature trees line the driveway creating a magnificent canopy into this secluded sanctuary. Steps lead from the large, sun soaked patio into the thriving garden. A wide variety of mature trees and shrubs have been well planted over the years offering privacy to the house, a haven for wildlife, and something to gaze at no matter the season. The garden rests on a sunny southerly aspect trapping the day’s warmth. There is a sauna and shower here also for guests to enjoy.
The garden contains bespoke private seating areas (fairy & angel gardens) for guests to enjoy a drink and relax in. A stone path leads to the glasshouse, garden shed, and kitchen garden where everything seems to flourish. To the side of the house there is a delightful private graveled garden with a concrete deck catching the afternoon sunlight used for staff and owner. There is a spacious garage / utility / store room in this area also.
ABOUT The AREA
Cobh is a picturesque and historic maritime town on the Great Island, the largest of three islands inside Cork Harbour. The island is now connected by roads and bridges and is also served by a rail & bus link to Cork city. A car ferry crosses the River Lee from Carrigaloe in Cobh to Glenbrook. Cobh is a place of great natural beauty and rich culture. It is noted for its amenities including fishing, bird watching and water sports. The well known Fota Wild Life Park and Arboretum is 15 minutes drive away. Cobh is most famously known as being the last Port of call for the ill fated Titanic. Formally named Queenstown it was also the place where a lot of the Irish emigrants set sail for the Usa and Australia during the Irish famine in the mid 1800’s. There are now over 100 cruise liners visiting Cobh each year which greatly enhances the tourist trade. The town provides local shops, fine restaurants and amenities whilst Cork City, Douglas, and Midleton provide comprehensive financial and leisure facilities together with the widest range of shops and services. There are excellent communications with Cork International Airport, only 30 minute’s distance with extensive scheduled flights to Britain and Europe. Cork Ferry Port also provides sailings to the Uk and Continental Europe.
